Membership Dues Increase

Posted By: BPOA Master BPOA News,

We appreciate your membership and the support you've provided for our efforts at BPOA. Our dedicated work has focused on expanding and improving the association to better serve your rental housing business needs. We are proud to share that we have now surpassed 700 members, constituting 23% of the Berkeley rental market!

Repeatedly, BPOA has successfully thwarted legislative initiatives that could have severely impacted small property owners. Together, we have achieved significant milestones:

  • Safeguarded your capacity to charge 10% per additional tenant.
  • Successfully delayed the enactment of the Tenant Opportunity to Purchase Act legislation for three consecutive years.
  • Protected exemptions from local law for Golden Duplex owners - three election cycles running.
  • Lobbied for rent control & eviction protection exemptions for certain ADUs when newly built.
  • Thwarted the mandatory installation of automatic door openers in buildings with four+ units.
  • Blocked the attempted rollback of the 2023 AGA of 4.4%, ensuring your financial stability.
  • Overcame the mandate for the installation of installation hoods/stove ventilation in every unit.
  • Maintained stable rent registration fees for five years, contributing to your financial well-being.
  • Secured a representation for Berkeley property owners at the state legislative table.

In the coming two years, we plan to adjust our membership dues to ensure we can sustain a fully staffed operation to meet your needs effectively. Starting January 1, 2024, the new dues structure will include a $375 base fee and an additional $20 per unit. We will also be requesting a political contribution of $30 per unit to support our efforts in tackling significant legislative challenges on the horizon.

Navigating the rental housing landscape in Berkeley can be challenging, filled with potential pitfalls. Our aim is to provide information, education, and guidance to empower our members for success. We understand that an uptick in expenses may pose challenges for our members. Nevertheless, we trust that you will continue to acknowledge the exceptional value derived from our organization.

REMEMBER! The average annual BPOA member dues is less than an hour with an attorney!
